What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home.  I measure all properties in adherence with ANSI Z7625-2021. 

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total area of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

ANSI Z7625-2021 Measuring Standard 

I measure all properties in adherence with ANSI Z7625-2021 (American National Standard for Single-Family Residential Building).  A new measuring standard was approved on March 29, 2021.  An appraiser verifies the accurate Gross Living Area (GLA) of your property.

This service is often performed prior to listing a property so as to price it accurately.    

Putting a property on the market

A home measurement service can secure fair market value for your house. Area is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are often estimated rather than accurately measured, your home listing may show inaccurate Gross Living Area (GLA).  An inaccurate GLA could potentially decrease the selling price of the property as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).
